Yes. A significant part of the studio's work is with clients based in the Netherlands, Belgium, Germany, the United Kingdom and Scandinavia. We offer service in Spanish, English, Dutch and German, and we guide clients through the formalities specific to non-residents (NIE, opening a bank account, fiscal representation).
As a guide: 3-4 months of design, 4-10 months of municipal permitting and 14-20 months on site. A total of between 21 and 34 months from first brief to handover. It depends significantly on complexity and on the municipality. During the outline design we refine the schedule for your specific case.
Construction cost for premium finishes: between €2,200 and €3,500 per built m², excluding plot, taxes, furniture and professional fees. A 250 m² villa on your own plot typically falls between €600,000 and €900,000 in direct construction cost. We prepare a detailed estimate during the outline design.
In principle yes, but we do not recommend it. Site supervision by the same architect who designed the project ensures that the result respects the original intent. Splitting the two roles often leads to the contractor reinterpreting the works.
No. We remain independent from any builder. We can recommend firms we have worked with before, put the works out to competitive tender, or work with a builder trusted by the client. The decision is yours.
Absolutely. Every project is a bespoke commission. We do not work from a catalogue of pre-defined villas. The layout, materials, orientation and finishes are decided together with the client during the outline design.
Yes. During the first twelve months we carry out follow-up and resolution of any construction issues. Beyond that, we remain available for extensions, refurbishments or technical queries.
Yes, in the technical sense: we analyse the planning viability, the orientation and the preliminary geotechnical report of plots you are considering. We do not act as estate agents and do not charge a commission on the purchase.
As a rule we work with a percentage-based fee calculated on the construction budget (PEM), in line with the CTAA's recommendations. For one-off assignments (consultations, scoped outline designs, technical reports) we apply a fixed fee.
